  • Manage the A&E selection and contract negotiation process
  • Manage entitlement, rezone, construction and all other required permits
  • Provide detailed preconstruction project budget and schedule
  • Represent project to community groups and local government
  • Advise client on programmatic and budget decisions
  • Prepare and present financial packages for sources of equity and debt
  • Manage general contractor selection and contract negotiation
  • Lead the design and construction team in the value engineering process
  • Negotiate easements such as tieback, crane swing, and access with neighbors (abutters)

Construction Management

  • Manage architect, contractor and other consultants on behalf of client
  • Provide detailed project budget and schedule
  • Provide regular progress reports for client and lender
  • Review and advise clients on proposed change orders
  • Manage city and utility issues as they arise
  • Monitor construction for appropriate quality
  • Manage punch list and closeout process
  • Obtain temporary and final certificates of occupancy

Project Sale and/or Lease Up

  • Prepare due diligence  files for potential property purchaser
  • Propose and manage marketing, leasing or sales team through lease up or sale closing
